Tenant FAQs
Once you have found a property you would like to rent, we will ask you to pay a holding deposit equivalent to one week's rent. This secures the property while referencing is carried out.
Your security deposit (up to five weeks' rent) will be protected in a government-approved tenancy deposit scheme within 30 days of receiving it. You will receive prescribed information about the scheme and how to get your deposit back at the end of the tenancy.
Rent is due on the date specified in your tenancy agreement, usually monthly in advance. We accept payment by standing order or bank transfer. If you have any difficulty paying your rent, please contact us as early as possible so we can discuss your options.
All deposits are protected through a government-approved tenancy deposit protection scheme (DPS or TDS). At the end of your tenancy, your deposit will be returned subject to the terms of your tenancy agreement and any deductions for damage, cleaning, or unpaid rent.
All our properties have valid Gas Safety Certificates, Energy Performance Certificates (EPC), and Electrical Installation Condition Reports (EICR). Smoke and carbon monoxide alarms are fitted and tested in accordance with current regulations.
If something needs fixing, report it through our maintenance system. We will arrange for a qualified contractor to attend and carry out the repair. Emergency repairs (gas leaks, flooding, loss of heating) are dealt with as a priority.
